Over the past three years, Daniel H. Houde Design has worked with real estate professionals in the Metro West area of Massachusetts with good results.

• A Watertown condominium was empty and on the market for 60 days and had one price reduction. The owner changed to another realtor who recommended that the owner contact our firm for a consult. We recommended that the condo be staged. After the property was staged, the broker held an open house on two consecutive Sundays. Within 11 days of staging, the condo was under agreement.

• A Natick/Wellesley, single family home was empty, extremely dated and on the market for 8 months with no buyer interest. The owner took the house off the market and his realtor suggested that he contact Daniel H. Houde Design to assess what was wrong. We recommended that they paint and stage the main living areas. The house went back on the market after the staging project was finished. The realtor held an open house. Within 7 days there was a bidding war resulting in 6 offers. The house went under agreement within seven days and sold for $10,000 over the asking price.

• Consults: We consult with both the real estate professional and the home owner.
Following a walk-through of the home, we develop a home staging proposal that outlines the changes we recommend to maximize the best features of the home, to appeal to home buyers and motivate them to buy. Additionally the proposal also provides details of how we handle the process.

• Multi-Level Staging: we provide services that range from a simple home staging that uses existing furniture and accessories, to providing all the furniture

• Uniqueness: Our firm carries over $200,000 in inventory. That’s a benefit for our clients; we can stage faster and the overall cost is less for the seller

• We meet everyone’s budget regardless of the listing price

HOME STAGING STATISTICS

• A 2004-2005 survey of homeowners by StagedHomes.com, a training company, found that staged homes sold for 6.9 percent more than homes that were not staged
• For the period between January through August 2007 single family homes in Massachusetts were on the market an average of 134 days, according to MLSPIN; that number has now increased to 161 days
• A staged home is on the market between 30 and 40 days
• Single family homes, staged by Daniel H. Houde Design are on the market an average of 17 days; and condos an average of 30 days
